by David Haggith, The Great Recession Blog: The graph here shows the point at which I said early last summer housing sales had turned over (for the worst) and would remain on a downtrend indefinitely, and it shows how that prediction has panned out. Existing home sales were down again nationally (4.4%) in April (fourteenth month in a row of declining sales year on year). That is the longest stretch without a single positive month since the housing-market collapse that brought on the Great Recession.
So far as I am aware, I was the first to state that what we had seen by the start of July, 2018, was clear evidence that the housing market was going into another decline. I pointed to the Seattle/King County market as the bellwether at the time because it had been the strongest and last market to collapse during the last housing crisis, so trouble in that robust market is trouble, indeed. Prices are now down 3.5% in Seattle YoY. Another hot market in Washington State has been the tri-cities area in Eastern Washington where the median price is now 12% lower than a year ago. Redmond, WA, home of Microsoft, prices down 18%. Pricy Mountain View, CA, (between Palo Alto and Santa Clara), prices down 2.2% YoY. Portland, OR, prices down 1.2%. [You can check what is happening in home prices wherever you want at this link on Zillow.] For several months, it was mostly just sales that were down. As I said at the time, it would take awhile for prices to follow because sellers are highly resistant to dropping the value of their number-one asset; so, the squeeze needs to be on for awhile for median prices or average prices to fall. Well, the squeeze has been on long enough, and sellers are starting to capitulate to the long drop in demand. Prices are falling. There are other parts of the country where prices are going up, of course; but overall the trend is down for sales and starting to move down now for prices. Prices had risen in most parts of the country to the same housing-bubble heights of the last time around. I don’t think prices will probably fall as hard this time because the Federal Reserve probably will jump in sooner if it can, but there is not a long ways the Fed can go to lower interest or ease credit terms either in order to stimulate the market. Credit terms are already pretty slack. I also don’t think the housing market will be the primary cause of the overall economic collapse we are slowly going into this time around, as it was last time; but it will be a contributing cause to the bursting of the everything bubble, along with Carmageddon, the Retail Apocalypse, the trade war, the bursting of the bond bubble and the credit bubble and student loans, and a deeper stock-market crash, the fall of China’s economy and Europe’s — all the things that I have been saying for the last couple years will be the major forces to watch that will determine the tractory of our economy.

All of these things that are consistently continuing to get worse and exert their own gravity on the US economy were on my January list titled “2019 Economic Headwinds Look Like Storm of the Century,” which was my first Premium Post (the reward I offer to all who support with donations of $5 or more). All of these things and the rest of the items that I covered extensively in that list are playing out this year as I said they would, with the the exception so far of repatriated tax money, which is still more in play in stock buybacks than I thought it would be, and GDP, which took what I believe will prove to be a temporary bump back up. I remain as certain now as I was then that everything on that list will continue to build negative pressure against the economy, and with five months now to judge by, the list stands on its own merits. Let me share my one statement on housing in that list so you can see how each point gets exploded in detail:

New housing feeds real-estate agents, mortgage brokers, bankers, developers, road crews, carpenters, landscapers, drywall installers, painters, plumbers, electricians, furniture salesman, cabinetmakers, glazers, appliance manufacturers, furnace manufacturers, lumber mills and loggers, the grocery stores, restaurants and gas stations that supply them all. You get the point, and that is why we build our economy around it. It’s why so many people want immigrants (partly for cheap labor and partly because they will need more housing). That is a minuscule part of the total list of people who make money off of new housing and off of remodeling old housing. So, with housing now clearly going down, the economic impact comes down to simple math: higher interest equals higher payments in a land of flat wages, which means fewer buyers and/or lower prices to get the payments back down. Housing sales and prices are falling now in Australia and Canada, too.
And this decline was triggered by only a minor nudge upward in mortgage rates because the Fed quickly reversed course on all of its tightening plans, bringing mortgage rates back down. Yet, the damage is done as shown by the fact that housing continues to decline, even though interest rates have stabilized barely higher than they were. It pays well to be a public servant… From SF Gate: San Francisco’s supervisors will be getting a 12% raise this year, more than three times the size of those being given to other elected officials and city employees. The raise was approved by a 3-1 vote of the Civil Service Commission on Monday and represents a $15,016 pay hike, bringing the board members’ salaries to $140,148 this year — plus benefits.
“I felt the boost was appropriate to bring the pay more in line with the responsibilities of the job,” said Commission President F.X. Crowley, a former labor leader who ran for the board himself in 2012. The supervisors’ pay hike, however, was far above the $5,005-a-year raise recommended by the Civil Service Commission staff. The staff report, which surveyed cities and counties statewide, recommended they receive the same 4% raise this fiscal year as other city workers and elected officials — that would have given them about $125,000, plus benefits. Most city workers are getting 11% spread out over three years. Instead, the commission voted to give the supervisors the 12% boost this year, with annual cost-of-living increases in succeeding years.
Under the City Charter, every five years the commission sets the salary for the supervisors and other elected officials. Given that the annual cost-of-living increase has been running at about 3% a year, the supervisors could see a total pay raise of 24% or more over the next five years. In a surprise move, Board of Supervisors clerk Angela Calvillo presented the commission with the salary survey she requested from a Board of Supervisors budget and legislative analyst. The survey compared the supervisors’ pay to supervisors in other counties. The analyst also measured their pay in relation to the counties’ overall budget. Calvillo said she did not share the report with the board. As a republic, the biggest threat the United States faces is massive voter fraud and manipulation in the 2020 general elections. Contrary to what the neo-Nazi, Socialist Left want us to believe, they are a small minority compared to the millions of voters who believe in the US as a sovereign, constitutional nation. Thus, in a fair election, President Trump and those who share his vision of America would literally blow out the upcoming elections with a landslide win. Unfortunately, however, this did not happen in either the general elections in 2016 or the midterms in 2018. This did not happen because so many people support the Socialists. It happened due to compromised ballots, millions of illegal aliens voting, people voting multiple times, dead people voting, and millions of fraudulent votes being brought in to precincts after the polls closed. California is the dirtiest state in the union for voter fraud and manipulation, using every before mentioned illegal tactic they can muster up for Democrat wins. The state doesn't have Representatives like Maxine Waters, Nancy Pelosi, Adam Schiff, and a lunatic Governor like Gavin Newsom because the majority of the population voted for them. The sole reason they are in office and keep their jobs for decades is dirty voting practices.

The biggest billboard advertising California's blatant voter fraud in action was observed in the 2016 presidential elections when as soon as their polls closed, they announced Hillary Clinton as the winner. This occurred with less than 1% of the votes counted. This simply doesn't happen in fair elections, but only those in totalitarian countries such as Iraq during the Saddam Hussein years. On top of this, millions of absentee ballots and mail-in ballots were left uncounted, and millions remain uncounted to this day from 2016. After the 2016 presidential election, it was reported that Orange County, California went Democrat for the first time in 80 years. It comes as no surprise since the demographics of the county as a whole and individual cities themselves show a mostly Hispanic population now. This is not due to so many Spanish-Americans moving to OC from across the country. It is entirely because so many illegal aliens from Mexico and Central America have settled there. Since the state automatically registers everyone to vote via their Motor Voter Law, the millions of illegal aliens in OC and the rest of the state are eligible to vote in all elections from the local level to the Federal level. Thus, what we have here is a corrupt system of voting that places literally millions of fraudulent votes from illegal aliens, ballot harvesting in precincts where extra votes are needed to assure a Democrat win, and literally hiding and suppressing votes from citizens who voted against the ruling criminal Democrats. The rest of the country, with the exception of New York, New Jersey, and Illinois, are not quite as corrupt as California in their voting process, but as each election goes by, more and more states are getting in on the fix. During the last midterm elections, countless examples of election fraud and manipulation were reported in many states. From Miami-Dade County, Florida where it seems they pride themselves on being the Capitol of fraudulent election practices, to the lame Georgia governor race where Democrat Stacey Abrams tried every dirty trick in the book to overturn the win by Republican Brian Kemp. This time around, even smaller states like Arizona, New Mexico, and Mississippi got in on the voter fraud and manipulation movement. United States elections became the dirtiest in the world during the Obama reign, especially in the years just before the 2016 presidential elections. Obama directed the Department of Homeland Security to directly influence elections across the country by having them hack into electronic ballots in several states. Georgia was just one state that caught them hacking their electronic ballots. We, as a nation of laws, simply cannot continue to allow such dirty election practices to continue. We can start by demanding states like California be disqualified in all elections that affect the rest of the country until they can provide proof that their elections process has been cleaned up. The president needs to sign an Executive Order requiring every state to have every voter provide a state or Federal photo ID before they can cast a vote. States who supply illegal aliens with drivers licenses would automatically disqualify themselves from participating in the voting process until the illegal practice is rectified. We must implement term limits on every so-called elected official in Washington. Three terms should be the absolute maximum anyone serves in Congress and the Senate.
We must get the corruption under control as soon as possible, or we will end up with blatant anti-Americans in office like Ilian Omar, Rashida Tlaib, and AOC. These women did not get into public office by fair elections. They were directed to run in the first place by Obama-inspired political activist groups. In the case of Ilian Omar and Rashida Tlaib, it was a Muslim demographic population that voted for them. Both the high concentration of Muslims in these areas, the direction to run for office, and the inspiration for these people to vote for them come entirely from Obama orchestrated political activist groups. The millions necessary in getting them elected comes entirely from George Soros. AOC got where she is, not from American citizens wanting Socialism, but from Obama political activist organizations and Soros financing. Before the general elections next year, the problem of state-sponsored voter fraud and the manipulation of electronic ballots must be resolved, or we will end up with a government full of individuals who rule over us, rather than represent us. We are currently in such a situation because we have ignored the fact that our elections are rigged. The Socialist Left push to eliminate the Electoral College or have them vote with the popular vote. This must not be allowed. Under this scenario, we permit the two most corrupt states in voter fraud to determine every president from that point on. This must not be allowed.

Preppers Beware: Our Supplies Can Be Deemed Illegal—Not by a gang of armed violent looters, but by the color of law, by local or federal law enforcement agents or the National Guard and even regular armed forces
This is the first part of a three-part article about the risk of having everything we’ve stored taken from us. This is one of the most important articles we’ve published. Please read it carefully, because if you don’t understand these issues now, you’ll surely be sadly surprised when they become relevant in some future emergency. In the first part, immediately below, we talk about how such ‘un-American’ acts like taking one person’s possessions and ignoring concepts of private ownership (what we used to call, with revulsion, Communism) are becoming the normal accepted situation, and we talk about how such a seemingly flagrant breach of the Constitution could in fact occur. It is important to understand this because too many preppers – while open to the possibility of so many different types of future disasters – are insufficiently open-minded about the type of response from the rest of society when such a disaster occurs. The second part switches from talking about what might occur and instead focuses on what laws are already on the books. There are already laws that empower the President to command the Armed Forces to take almost everything we have, in an apparently lawful manner. These are laws, in effect today, that have been passed and approved by (of course) both the House of Representatives and the Senate, and which have not been constitutionally challenged. The third part introduces you to an appallingly un-American concept, civil forfeiture. The first part is dismaying, but the other parts are terrifying. Please do bravely read on. We call ourselves preppers, and we stockpile food and other essentials in case of a breakdown in the normal functioning of our society and an inability to continue to live as we normally do. We feel this is a sensible and prudent thing to do, and something to be encouraged. But not everyone sees things the same way we do. Instead of what we consider to be prudently stockpiling in good times, then carefully conserving and using up our resources in a future emergency, some people will describe us as selfishly hoarding. Of course, such accusations will never be made in the present day times, not while our consumption-driven economy benefits from people buying as much of everything as they can afford, and then some more too. But what about in the future, when all of a sudden, things which were formerly commonplace become rare, and even the most basic essentials of life – food, water, shelter – become precious and scarce? Will the people who sneered at us for prepping simply ‘suck it in’ and say ‘Our bad, you were right, we were wrong, so we get to starve while you get to live’? Or will they say ‘It isn’t fair that these selfish people have more food than they need, while we are without food – it is only right they be forced to share their food fairly with us’? Historically, America rose to greatness on the basis of the first response – people were responsible for their own success or failure. If they worked hard and did well, they got to enjoy the fruit of their labors and the flowering of their success. If they made bad choices, or were lazy, then they suffered the consequences. But at some point in the last 50 years or so, that has flipped around. Successful people are no longer praised and respected for their success, and failures no longer feel humbled and embarrassed by their failure. Now we see successful people viewed suspiciously, while people who have failed in their lives through laziness and lack of work now are proud of their failure and demand to be supported. Our entire ‘progressive’ tax system penalizes success right from the get-go, and we increasingly hear the mantra being chanted ‘The rich must pay their fair share’. But how much is ‘their fair share’? Certainly, we agree that everyone should pay tax, but is it fair that some people should pay five or ten times more tax than some other people? Is it fair that some people should pay one hundred times more tax than the average person, and is it fair that half the country should pay no tax at all? Increasingly, it seems that many people believe these scenarios to be true.

There has been a steady shift from the overall tax burden being broadly and equally shouldered by all, to more and more of the taxes being paid by fewer and fewer people. According to Tax Foundation.org, the top 1 percent paid a greater share of individual income taxes (37.3 percent) than the bottom 90 percent combined (30.5 percent). The top 1 percent of taxpayers paid a 26.9 percent individual income tax rate, which is more than seven times higher than taxpayers in the bottom 50 percent (3.7 percent). Is it truly fair that 1% of the country pays almost as much in taxes as the other 95%? Indeed, the people who clamor that the wealthy are not yet paying their fair share seem to think that the 1% should pay even more and more. Furthermore, the government’s role in the nation’s economy is expanding. Our economy is increasingly revolving around government activity rather than around private enterprise, and that’s a recipe for economic disaster – just ask any of the failed communist regimes. What that means is that increasingly people rely on the government for their income – they either work for the government or work for a company that contracts to the government or receive benefits from the government – this is a growing mass of people who have no history of making a living in the private sector; people who have learned to view the government as the source of everything they need in their lives. Our economy has become increasingly a government based economy, but it only covers the last ten to twenty years in most cases. It still provides a terrifying read of where our economy is headed. One last point on this topic. We’ve shown you the growth in the federal government. Now match that with growth also in state government, county government, city government, and all sorts of pseudo-government organizations. The transition of our economy from one predominantly featuring private industry to one now made up of government organizations is even more widespread than you might have thought. So what do this commentary on our nation’s tax system and growth in government have to do with the main theme of this article – the risk of having our stockpiled supplies taken from us? We have looked at the nation’s evolving attitude towards ‘compulsory sharing’ – another name for taxation – to show how there is a growing belief, and maybe already one held by the majority of voters, that wealthy people have an obligation to sacrifice the wealth they have created and to give it to less wealthy people. If you agree with us at this interpretation of our changing tax collection policies and social expectations, then you understand the first point we are going to make.
US Society Now Condones Compulsory Taking From the Wealthy
Our point is simply this. Today it is now normal and accepted to take from the ‘haves’ and distribute to the ‘have nots’, through an increasingly unbalanced tax system and via an ever larger and larger governmental process. People say it is ‘fair’ that wealthy people should pay more and more, and people say it is also ‘fair’ that not wealthy people should pay less and indeed be actively subsidized – not only do such people not pay taxes, but they become net recipients of welfare support. We’re the first to acknowledge that there is truly a small percentage of the country’s population that needs support and assistance through no fault of their own. But we don’t believe that this ‘small percentage’ is actually half our entire population. Our definition of fairness and our view of the obligations of citizens, in general, is that all people should pay taxes, albeit to a varying degree. If only a small section of society pays taxes, our democratic process becomes perverted whereby the majority can impose whatever taxation policies they wish on the minority – all cloaked in the nebulous concept of ‘fairness’, of course. There’s another element to compulsory taking as well. We’re not just talking about the taking of abstract money from people who have ‘too much’ money. We’re also talking about the increasingly aggressive use of ‘Eminent Domain’ powers for public bodies to take private property and to repurpose it for ‘public good’. Eminent Domain is when the council takes your land to build a new road, for example, and compensates you ‘fairly’ for the taking (if it is land that has been in your family for generations which you don’t want to lose at any price, the council’s view of ‘fair’ may not coincide with your own). But the concept of ‘public good’ has insidiously expanded – there have been examples of councils taking land for commercial developments such as shopping malls. The most celebrated example of eminent domain abuse – Kelo vs New London – was contested all the way to the Supreme Court, which, alas, approved the taking of the land. There are many other dubious and arguably unfair uses of eminent domain – a search for “abuse of eminent domain” on Google brings 1.28 million results. Our point is simply that society’s respect for private ownership – whether it be money or land or pretty much anything else – is dwindling. And that is happening during good times – imagine now, if you can, how quickly the last remaining elements of respect for private personal ownership will disappear in difficult times.
The Social and Practical Basis for Taking Our Food and Supplies From Us
There are several things to think about when it comes to considering what would happen WTSHTF. We, of course, discuss these things regularly with other people, and a significant number of people refuse to accept that anyone would wish to take anything of theirs. Much as we wish their views to be correct, we sadly disagree. But it is interesting to see the full spectrum of opinions and denials offered to us. Some people will acknowledge that a very small minority – unlawful gangs of ‘bad’ people – might wish to do that, but that the overall forces of law and order will prevent such things from happening. Some people will acknowledge that there might be pressure to take our supplies from us, but that the police would never enforce an unlawful order. But let’s look at past experiences and events to see if these two denials are founded in fact. For the first point – the police and other agencies will protect those who ‘have’ from small groups of unlawful gangs, we have three words to offer. Los Angeles riots. Remember what happened during the LA riots in 1992. During six days, large swathes of Los Angeles were in total anarchy, a known 53 people were killed, and more than 2,000 were injured. More than 3,600 fires were set, more than 1,100 buildings were destroyed, and total damage probably came in at about $1 billion. The Los Angeles police were supplemented by thousands of other local, state and federal law enforcement officers, and by the California National Guard and regular US Marines and other Armed Forces too. All of this happened due to protests about the Rodney King Police Officers trial and verdict. Now ask yourself. If a mere court case can cause this, which takes six days to get under control, and requires the airlifting of tens of thousands of additional public safety personnel to bring the lawlessness under control, what happens when a more major event occurs, and when tens of thousands of police reinforcements are not available? For the second point (the police would not enforce unlawful orders), we’ll again offer up three words, although one would be enough. New Orleans Katrina. The local police and sheriff’s offices seemed to take more pleasure than expected, and to use more zeal than is common for the Big Easy’s finest at doing anything, when it came to seizing people’s firearms – a blatantly illegal act, and carried out in an area where firearms ownership is generally positively viewed. If that’s not enough, how about another three words. Boston Bombing Manhunt. Thousands of law enforcement personnel, dressed in full combat gear like they were each about to singlehandedly go to war against the entire Muslim world, went door to door through Boston suburbs, carrying out house to house searches. They had no search warrants. They had no reasonable cause or suspicion. And, furthermore, their searching was all to no avail – the two bombers were not detected as a result of this house to house searching. Make no mistake. People weren’t being politely asked if they could have their houses searched. Their houses were being searched at gunpoint, and refusal was not an option. Now add to this the fact that after TSHTF, police officers will be as hungry and needy as most other non-prepared people. They will have a vested personal interest in complying with orders to search and seize food and other valuable supplies. Maybe they’ll even get a ‘finder’s fee’ bonus based on how much food and supplies they seize. We’ll be generous and accept that a small percentage of police officers might refuse to go along with any such orders. But for every police officer refusing to comply, there’ll be a dozen volunteers willing to take his place. All of the preceding has assumed that taking our food and other supplies from us would be illegal. But that’s not necessarily a valid assumption. Alas, quite the opposite. Please keep reading.
Future Legal Support for Seizing our Food and Supplies
There already is probable legal support for having our supplies taken from us, but we’ll leave that for the second part of this two-part article. Let’s assume, for the moment – as most of us naively do – that there are no laws or regulations authorizing the authorities to take our food and other supplies from us. So let’s think – how could such laws be created, and what would we do? Don’t get on a moral high horse and say ‘It is unconstitutional and so could never happen’. Unconstitutional laws are enacted every day, and constitutional laws are applied in unconstitutional manners – that’s why we have the legal system, all the way up to the Supreme Courts of our state and of the entire US – to protect us from either inept or wrong-thinking lawmakers. Every day, courts throughout the country find laws to be badly written and unenforceable (and also, every day, courts also choose to enforce badly written laws that should not be enforced). So it is plenty possible that an unconstitutional law could be enacted (and far from certain that the courts would toss it out, even in good times). And, think about it. Politicians are not renowned for either their high moral principles or their own foresight and preparedness, are they? When things go bad, they’ll be among the first to be starving, and among the first to be demanding that we share our food with them. So, there’ll be an emergency session of – you name it. Maybe even your homeowner’s association. Your local city council. The county council. And/or the state legislature. There will be legislation drafted in double-quick time and passed almost unanimously even quicker. The legislation will probably have at least the semblance of fairness associated with it. It will offer you compensation for the food and other supplies taken from you. You’ll probably be given a check for some fair value for your food based on what it would cost in normal times, or possibly you’ll be given a voucher that can be used to get replacement food at some future time when food becomes plentiful again. But how much value is a check, when the banking system has failed? For that matter, how much value would cash be, when there’s no food for sale at any price? How much value is a voucher, when you can’t redeem it for anything and will have starved long before normalcy returns? The stark reality is that you’re likely to find yourself confronted with a properly enacted law that ostensibly empowers other people to take just about everything you have from you. Now, as for the judicial review of this law and the takings carried out under its authority, how well do you think that is going to go for you? Whether you are liberal or conservative, you’ll probably concede that judges no longer impartially enforce the law (always assuming that they ever did!), but rather, they selectively and actively interpret the law based on their own personal beliefs and values. Keep in mind that the judge is being asked to decide if he, too, should be able to share in your food, or if he too will starve while you survive. How impartial a judgment do you expect to get if/when you can get your case heard in a court? And there’s the other problem – will the court system still be operating? Even if it is and if you get a hearing in a month, and a judgment in two months, what will you do for the two months (or more, especially if you lose and then have to appeal) while you’re waiting, having already given up your food? One thing’s for sure – the way this will work is ‘take first, argue about it in court later’. Our prediction is that if society’s collapse occurs slowly enough for legislative bodies to continue to meet, there will definitely be high-minded seeming emergency laws passed to make ‘hoarding’ illegal. But you’ll quickly discover that the definition of hoarding makes you a hoarder. If you think that is unlikely, people were arrested and prosecuted for ‘hoarding’ when they attempted to get ‘too much’ petrol during the aftermath of Hurricane Sandy in the New York area in 2012 – even in cases where one person was the ‘designated driver’ going to get petrol for multiple families. All fairness, all reason, all logic – all these things will be abandoned in the panic that will follow TEOTWAWKI.

Our point in this first part of the three-part article series is that a large part of society – perhaps even the majority – condones taking from other people and transferring their wealth and even their property so that other people can benefit. You probably consider this immoral and wrong, but the 50% of the country who pay no taxes seem to have no difficulty with their consciences while all the time demanding that the rich pay more and more, which the takers ludicrously describe as ‘paying their fair share’. Even people who might find this an uncomfortable situation at present will get a very different perspective when they see your house as the only one with power, heat, and light, and smell the rich smell of food cooking, in a scenario where they have none of any such things. Some people may respond by simply trying to steal food from you at gunpoint, others will throw themselves on your mercy and beg for food and most likely if you are prepared you can overcome these situations. But the biggest threat will be the people who pass a new law to force you to share everything you have. But wait. There’s more. Please attend for the part two (and then subsequently on to part three), where we stop considering future possible scenarios, and instead focus in on the actual laws that are already on the books, and how they give close to unlimited unrestricted power to the President to take anything he wants from anyone at all, for close on any reason. We know that sounds impossible to believe, so we back up everything we say with links to formal proof of each statement we make.

Strapped for cash, they continue to squeeze every drop of wealth that’s within their reach through money printing and higher taxes. Today, we ask Jeff Thomas to weigh in on how to ensure you don’t become collateral damage in the next crisis. International Man: We see this trend playing out around the world in the US, across Europe and in third world countries. Desperate governments are always in need of more capital. What does that mean for people who earn money and want to keep it?
Jeff Thomas: The most direct answer is that, if they’re going to survive the situation with their skin on, they’re going to have to rethink the way they hold on to wealth. But more broadly, they’re going to need to understand that the crisis that’s headed their way is not going to look the same as the mini-crashes that occurred in 2000 and 2008. This one is going to be far more devastating for some jurisdictions such as the EU, US and Canada. In those jurisdictions, this will be an endgame situation. Historically, whenever this occurs, the big players – governments included – tend to scrape all the chips off the table, ignoring any previous rules of the game. At such a time, no government, no banking institution, no investment fund is to be trusted. This will mean that any monetary exposure the individual has with regard to these entities, should be regarded as sacrificial. By this, I mean that any exposed wealth is not necessarily certain to be lost entirely, but it’s quite possible. So any wealth that’s subject to the control of these institutions should be assumed to be wealth that may, suddenly and without warning, be confiscated or otherwise lost. The greatest difficulty in this is that traditional investments and stores of wealth may no longer be viable, and the individual will have to prepare for this eventuality now, before this occurs. International Man: To a large extent, everyone is forced to use and earn in US dollars, euros, pesos, etc. These are all paper currencies that are centrally controlled by governments looking to spend more and finance it with the printing press. How do people get what they earn outside of that system? Jeff Thomas: The answer to this comes in two parts. If the individual only does one, he may still lose everything he’s got. He has to do both if he’s to protect himself. The first part is that, if he lives in one of the endangered jurisdictions, he’ll need to expatriate his wealth to a safer location – a jurisdiction that’s less likely to head south in a crisis. In any crisis, there are always some jurisdictions that remain stable. These jurisdictions actually thrive in a crisis, as the money flows to them rapidly. There’s an old saying that says, “Money tends to go where it’s treated best,” and that’s especially true in a crisis. So, whilst some jurisdictions will be in crisis, others will actually prosper – and therefore be safer – than they were before. The second part is that, once you’ve liquidated all of your holdings that you can, at home, and have successfully expatriated the proceeds to a safer location, you want to get them into a form that’s as safe as possible. Unfortunately, in a crash, banks worldwide are likely to close without warning. In some jurisdictions, they’ll re-open once they’re assured that there will be no run on the banks, but in the interim, your access to your wealth may be frozen. In an overseas bank, this is better than losing it entirely, as you might have, back home, but it does limit your options for an indeterminate period. Therefore, once your wealth is expatriated, you’ll want to convert much of it out of cash. Real estate is an excellent choice in an overseas jurisdiction, as your home government cannot confiscate it. For one country to take land in another country is an act of war. The other choice is to buy precious metals and store them in the best facility you can, in the safest jurisdiction you can. In a crisis, the value of precious metals always rises, as does the demand for them. In such a facility it’s also possible to store cash. Unlike a bank, a storage facility doesn’t have the right to confiscate your wealth or to refuse you the right to withdraw it. That means that, as monetary events unfold, you retain the ability to control your wealth. International Man: In an effort to end America’s Great Depression, President Roosevelt made gold ownership illegal in 1933 – forcing people to turn in their gold in exchange for paper money. How do hard assets like gold, other precious metals and real estate stack up against any future attempts by a government to confiscate or tax it? Jeff Thomas: In any crisis, there are no guarantees. The best you can do is avoid being the low-hanging fruit. If you live in, say, New York, and all your real estate ownership is in the US and all your cash is in New York banks, you’re as exposed as you can get. The objective is to make it as difficult to take your wealth as possible. If all your wealth is in another country (or countries), your home country has to deal with another country’s laws and go through their courts in order to take what’s yours. Your objective is to make your wealth so difficult to go after that you’re too much trouble to bother with. I should mention that this approach is working well, as we speak, for those who are employing it. However, it may become essential in a crisis. Another fact to bear in mind is that, whilst politicians are forever complaining about those countries that respect wealth, those same politicians need a place to keep their own wealth in a crisis. Politicians who know what’s coming want to be sure that safer jurisdictions exist, and although they may rail publicly about those jurisdictions, they’ll privately want to be assured that they themselves will be able to use those same jurisdictions as their own back door. International Man: What should people consider in their decision to move their wealth and assets outside the control of unfavorable governments? Jeff Thomas: First, be aware that time is limited. We may have a year or two before it’s necessary, but a market crash could happen at any time. It’s always better to be a year too early than a day too late. Second, I always advise people to select the safest jurisdiction they can find that’s not too far to get to, if an emergency were to occur. For example, Singapore is an excellent choice, but for North Americans, it’s halfway round the world. Once you’ve selected your best option for an accessible jurisdiction, seek out a storage facility within that jurisdiction that’s not also a banking institution. The OECD, FATCA, etc., are in a great position to blackmail banks, but they can’t do the same to non-banking institutions. That’s one more layer of protection for you. If the laws of that jurisdiction protect you well, that means that a storage facility within that jurisdiction is protected by those same laws. Again, one more layer. International Man: What do you look for in a place that might be safe for your money? Jeff Thomas: I begin with those countries that have no direct taxation of any kind – no income tax, property tax, sales tax, capital gains tax, inheritance tax, etc. (Remember – it’s much harder for any government to create a new form of taxation than to simply raise an existing tax). Also, as regards precious metals ownership, look for an absence of taxes or duties that apply to the purchase, ownership, storage or sale of precious metals. This ensures not only an absence of taxes; it also ensures an absence of governmental interference in what you do with your wealth. You can act quickly if you need to without having red tape tie you up. Second, you’d want a jurisdiction whose government has a consistent history for economic stability that caters to international investors. This is critical. It means that if that country’s economy is dependent upon foreign investment, the political leaders can’t change the rules on you without destroying their own careers. You want them to need you to do well, so that they can remain in their jobs. That’s your insurance policy when times are hard and political temptations are great. Finally, if you’re able to do so, financially, you’d want to have a bolt hole – a property in a jurisdiction that’s either going to be minimally affected by the coming crisis or will be positively affected. That’s something you’d need to create in advance, as, if conditions turned sour in your home country, you’d want to have your Alamo ready for you. You’d just pack a carry-on and go to the airport, knowing your destination was waiting for you. Making your wealth safe in a crisis won’t help much if you can’t get to it and get your family safe. I’m not predicting an “end-of-the-world” scenario here, but it would be wise to anticipate significant unrest that may be brief or periodic. Ideally, you’d want to sit that out someplace safer. * * * Unfortunately, there’s little any individual can practically do to change the trajectory of broke governments in need of more cash. There are still steps you can take to ensure you survive the turmoil with your money intact.
